Renovating? You May Require a Building Inspection

If you are thinking of completing work on your home, many local municipalities require that you obtain a building inspection at some point during the process. Ignoring these mandatory inspections can result in delays and fines.

When are Inspections Necessary?

  • Prior to pouring concrete footing
  • Prior to covering outside water, sewar and drain works
  • Prior to backfilling foundation
  • Prior to covering inside water, sewar and drain works
  • Prior to insulating framing and plumbing works
  • Prior to boarding insulation and heating works
  • Prior to occupancy and use of plumbing 
  • At the time of completion for projects, including grading and decks

What Documents Must be on Site?

  • It is required by the Building Code that certain documentation be kept on site if a permit was issued for the work to commence. This documentation incudes:
  • Building Permit - a copy of the building permit is to be posted in a visable place and is to remain on site at all times while work is in progress.
  • Permit Drawings - you are required to retain a copy of the drawings and specifications - the same as those submitted with the permit application - on site.

Safety Measures?

The following safety measure are to be in place prior to calling an inspector. The safety measures are established by the Ontario Occupationsal Health and Safety Act and Regulations for Construction Projects. 

  • Temporary guards on all openings
  • Correct use of ladders
  • Temporary or permanent secured stairs
  • Clear and safe access to the site
  • Protection of trenches and excavation below four feet deep
